What is an atmospheric river for this business?

A coastal storm that produces a real call surge across Metro Vancouver. The status band says so when it is true. We do not invent weather.

Do king tides affect Richmond?

Richmond sits on a high water table. King tides and poor drainage show up as seepage and sump overload. That is a local failure mode, not a generic flood photo.

Are you slower during a storm?

Call volume is high. We still publish worst-case targets and say when crews are committed. Publishing the bad state is what makes the good state believable.

Is storm water Category 3?

River, seawater, and silted floodwater is treated as contaminated. Roof leaks of rain into a clean room often start cleaner. We classify on site.

Will you tarp a roof?

Emergency mitigation can include stopping further water. Roof replacement is rebuild, quoted after.

Should I wait until morning?
