Terms of service

These terms cover this website and work we perform in Metro Vancouver. Last updated September 2026.

A job is a contract only when you (or an authorised insurer, strata, or property manager) accept a written scope, or when you ask us to start emergency mitigation by phone.

Using this website

You may read, print, and share pages for personal or professional use. You may not copy the rate card, photographs, or copy into another restoration site, scrape the pages, or present our materials as your own. Prices, response times, and service descriptions can change. The live page is the current version.

Area response times are worst-case targets from dispatch, not a guarantee we will be at your door in that minute on every call. If we cannot meet the published band, we say so when you call.

Emergency mitigation

Calling (604) 968-5835 and asking us to attend is an instruction to start emergency mitigation: make the area safe, stop the source where we can, extract standing water, and set drying equipment. That work proceeds immediately. You do not need a signed paper on the kitchen counter before we pull water.

You (or the person who called) confirm you have authority to let us into the property. If you do not own it, you tell us who does — strata, landlord, insurer — and we document that. We may refuse or stop work if the site is unsafe, if access is blocked, or if we cannot establish who is authorising the job.

Rates and what they cover

Published rates on the pricing page cover mitigation: call-out, labour, equipment, Category 3 response, and the demolition and treatment lines listed there. Every charge that can appear on a mitigation invoice is on that page. No fuel surcharge, contractor fee, or administrative add-on.

Labour is rounded to the nearest half hour. Drive time is included. Equipment is billed to the day readings hit target, capped at five days unless you approve an extension in writing. Overnight, weekend, and statutory holiday labour is higher because someone has to be awake, insured, and equipped. Those bands are on the card.

Rebuild — drywall, paint, flooring, millwork, finishes — is not on the mitigation card. It is quoted in writing after the drying log closes. We do not start rebuild until that scope is accepted.

Work billed to an insurer follows that insurer's programme rates, not the public card. Work you pay yourself uses the published card. GST is extra.

Payment

Emergency work is due on completion. Insurer-billed files are net 30 from the closing invoice. We accept Interac e-Transfer, Visa, Mastercard, and cheque. We do not take a deposit on an emergency call-out.

Unpaid invoices may pause remaining work, including rebuild. Collection costs reasonably incurred may be added. A dispute over one line does not freeze the rest of an undisputed invoice.

The drying log

We photograph the loss, take moisture readings at marked points, and keep a daily log until every point meets target. You can ask for that file. Surfaces can read dry while cavities do not. We do not pull equipment because a floor feels dry to the hand.

Drying time is a range, not a promise. Three to five days is common when we extract the same night. Cool, damp Metro Vancouver rooms, late extraction, and Category 2 or 3 water all extend the log. If the building needs more than five days of equipment, we show you the readings before day six.

Insurance

We document the loss so an adjuster can read it. We do not decide what a policy pays, bind coverage, or act as your broker. Deductibles, depreciation, sewage-backup endorsements, and whether groundwater is excluded are questions for your insurer. We restore the building either way.

Directing us to bill your insurer is not a guarantee they will pay. If they decline, the invoice remains yours unless another party has accepted it in writing.

Access, contents, and safety

You keep people and pets out of unsafe areas. You tell us about electrical hazards, sewage, and anyone who should not be on site. We may isolate rooms, pull baseboards, open cavities, and remove materials that cannot be dried. Porous goods that took Category 3 water often cannot be saved. We show you what comes out before we pull it where that is practical.

Contents we pack out are inventoried. We are not a storage warehouse for goods left on site after we close the log. Salvage is not guaranteed. Pre-existing damage, hidden conditions, and water that travelled two rooms over before we arrived are not defects in our work.

Limitation

We perform the work with reasonable skill, in line with IICRC S500 practice as it applies to the job. We are not liable for loss of use, lost rent, lost stock, or other indirect loss, except where the law of British Columbia does not allow that limit. Our liability for a job is limited to the amount invoiced for that job, except in cases of our gross negligence or wilful misconduct, or death or personal injury we cause.

Nothing on this site is legal, insurance, or medical advice. First-hour pages are instructions for the minutes before we arrive, not a substitute for calling (604) 968-5835 while water is moving.

Photographs

Job photographs used to document a loss for you, an adjuster, or a strata are part of the file. We do not publish identifiable photos of your property on this site without written permission. Images currently on the site are illustrative.

Governing law

These terms and any job they cover are governed by the laws of British Columbia. Courts in Vancouver, BC have jurisdiction, except where a consumer-protection statute requires otherwise.

If a part of these terms cannot be enforced, the rest still applies. We may update this page. The date at the top is the current version. Work already underway stays on the terms that applied when that work started, unless you agree otherwise in writing.
